- Check-In Location: check-in at 1149 W. Beach Blvd. Your vehicle must display a parking pass while on the Sundial Property.
Parking passes are available for a one time per visit charge of $10.00 per vehicle, you will need purchase the number of parking passes you require for your visit, at the time you pay you condo rental balance .
Unit will be ready at 3:00PM on your scheduled arrival date. Please wait until
then as unit is being cleaned, unless advised otherwise. - Security Deposit: A $150.00 security deposit will be needed to hold the
reservation. Once the deposit and signed rental agreement are received
and a confirmation notice is submitted to you, your reservation is confirmed. Once you depart, the unit will be cleaned and inspected. Once confirmed that there are no damages the full security deposit will be mailed back to you. (Usually within 2 business days). By signing this agreement you agree to conform to the check in and check out times. Excessive failure to check-out at the designated time can result in forfeiture of your security deposit. Due to the high volume of rentals of this unit and the cleaning time required to clean the unit for the next guest, if you fail to exit the unit at the agreed check out time of 10:00 AM and you are excessively late without prior arrangements being made with us, your belongings will be collected and removed from the unit. - If you choose to use PayPal - PayPal charge of 3% processing fee will be added to your total.
- Cancellation and Change Policy: Cancellations can be made with a 30+ days’ notice prior to arrival for a $30.00 charge. Refund of deposit minus the
$30.00 will be made with sufficient notice. Reservations cancelled without
adequate notice (30 days) or no show will result forfeiture of full deposit. There are no refunds for
early departure.If Forfeiture of deposit occurs, it is final and the deposit becomes the property of R&D's Beach Condo. - Monthly rental cancellation policy is: cancellation can be made with a 60 day prior notice to arrival date for a $75.00 cancellation fee. Cancellation after the 60 day prior period results in forfeiture of full deposit.
- The $85.00 cleaning fee applies to cleaning the unit upon your departure. No daily cleaning is included. Additional or daily cleaning can be provided for an additional fee with prior arrangements.
- Changes: Amenities (pools, etc.) and availability are subject to
change without notice. No refunds will be made for unavailable amenities. - Maintenance: Every effort is made to maintain the accommodations in good
repair. All repairs will be handled as quickly as possible. No refunds will be
provided due to inoperable appliances or common area pools,
elevators, and any other common area amenities, infrastructure or
equipment. - Occupancy: The number of guests, including children, is limited to the
sleeping capacity indicated. Exceptions may be made for children under the
age of 2. You must be at least 25 years old to rent. Underage
individuals are not permitted to rent. Person checking in must be the person
who is renting the unit. Any reservations obtained under false pretense may
be subject to loss of deposit and/or rent. Guests under the age of 25 must
have direct adult supervision at all times when on rental premises. No loud
parties, loud gatherings or illegal activities are allowed. Motor homes or
campers are not permitted to hook up to utilities on any rental premises.
Absolutely no unit will be rented to vacationing students who are not
accompanied by parent or guardian of age. Parent must be actually staying
in the unit with the students the entire length of the reservation. - Smoking Policy: This unit is NON-SMOKING unit. Any evidence of smoking
can be cause of forfeiture of the deposit. Smoking is allowed on the balcony with proper disposal of butts. Please do not throw them off balcony. - Pet Policy: We love pets, however, The Sundial home owners association does
not allow guests to bring pets. Only Owners are allowed to have pets at the
property. A pet or evidence of a pet found on premises will cause forfeiture
of entire rent, deposit and immediate eviction. - Providing a Family Environment: A family atmosphere for the quiet enjoyment
of other guests must be maintained. No sororities, fraternities, school or
civic groups are allowed. No house parties allowed. Violations will cause
forfeiture of entire rent, deposit and immediate eviction. - Grilling: Fire department regulations prohibit the use of grills on balconies;
we have several BBQ grills by the front of the complex. - Parking: Parking for guests is only allowed in the visitor parking spaces, and spaces are available on a first come first serve basis, and no guarantee of availability.
Registered guest are allowed to park under the covered parking area, in assigned area for this condo unit only or in visitors spaces. Our condominium association allows one vehicle per bedroom per unit. Any vehicle not displaying the required parking pass on their dashboard would be subject to
being towed by the Owners Association at the vehicle owners’ expense. We
cannot guarantee available parking space during the peak season. Neither we nor The Sundial assume responsible for your vehicle while on The Sundial property. We strive to provide you a secure location, we assume no responsibility and you are responsible for you vehicle. The parking pass is the renter’s responsibility and is not included in your rental fee. - Management: Our property is privately owned. We or our designated
representative reserve the right to enter the premises at any time for the
purpose of inspection or repair. - Liability: By renting this property you are assuming all risk of and liability for
any damage done to person or property, agents, employees, or visitors
occasioned by the present or future condition of the premises both latent
and manifest. We will not be responsible for accidents or injury to guest or
loss of money or valuables of any kind. - Hurricane Policy: We will refund unused days in the event of a MANDATORY
evacuation in our area. The day the mandatory evacuation is issued we will
refund to currently registered guests any unused portion of the rent from the
time they check-out of the property. Guests scheduled to arrive during a
mandatory evacuation may shorten their stay to come in after the
evacuation is lifted and they will be refunded any unused portion of the rent.
If you choose to cancel your reservation prior to your trip, we will refund
also. However, if no mandatory evacuation hurricane warning is issued
specific to the Gulf Shores/Orange Beach area, and you choose to cancel
your reservation you could incur the forfeiture of your deposit. Each
cancellation will be evaluated on a case by case basis. - Your Responsibilities: Before departure, please leave the property
reasonably clean, kitchen items clean and returned to their proper places,
and trash disposed of in proper outside containers. There are trash dumpster on the premises. - Your Signature: Your signature on the rental agreement certifies that you
have read this rental agreement license, and understand and agree to abide by it. Your signature
also certifies that you are an adult, at least - 25 years old, and financially responsible for any
damage by parties present during your occupancy dates.

Here is some general information to help your stay at The Sundial be as pleasant and relaxing as possible.
- Please don't hang towels or clothing on the balcony rails. These can get blown away by the gulf breezes. Use the patio furniture instead, if you must hang anything outside to dry.
- There are no glass containers allowed in "pool" area.
- There are no lifeguards at pools, so watch your children!
- There is a $10 registration fee required for each vehicle. You can register and receive a pass at the front desk. This is good for your entire stay. You will have an assigned parking space for one vehicle,
additional parking spaces are available on a first come first serve basis,
and no guarantee of availability.
- No pets are allowed at The Sundial by guests. Only owners may bring "Fido" along for a vacation to the condos.
- If you want to skateboard, bike, or roller skate, it must be done off the grounds of The Sundial to avoid injury to other guests.
